A whole town of houses the same age
Gilbert went from a farm town to one of the biggest towns in Arizona in about fifteen years. Nearly all of that housing went up between 1995 and 2010.
That matters more than it sounds. When a subdivision is built in one stretch, every house gets the same water heater, the same brand of angle stop, and the same pressure regulator, installed the same year by the same crews. They wear out on the same schedule too.

The original water heater

Around Morrison Ranch and the older flood-irrigated blocks we replace a lot of hose bibs and backflow devices. Same for the buried tie-ins where yard water meets house water. Sun and heat kill the plastic parts first.
Slab leaks in the earliest builds
Copper run under a slab can pinhole after 20 to 25 years. It happens most where the concrete pressed the pipe against rebar. The tell is a warm spot on the floor, or a water bill that jumped when nothing changed.
